多伦多Apartment小区的一楼和户外可以开始开店做生意了，你知道了吗？多伦多正在推广这个住宅公寓商业化规管条例（Residential Apartment Commercial Zoning Bylaw），简称RAC Zoning。嘉德小编今天就来跟大家聊聊关于住宅公寓商业化的一些事儿。
以前那些老的出租公寓小区，户外一般只有草地、操场和停车场，是不允许有商业设施的。现在根据这个新的住宅公寓商业化规管条例（Residential Apartment Commercial Zoning Bylaw），只要出租楼的物业或房东向市政府申请即可将一层和户外作为商用设施使用。
最多可将大楼一层1/2的室内面积作为商业使用。也可在一层外额外搭建与室内面积相同的额外商用面积。
目前全市有500多个出租公寓是可以的（地址见附录），申请后，就可以在Apartment小区内开店做生意，也可以搭建棚子搞活动。
我们来对比一下，以前的Apartment小区是这样子的：
除了出租公寓大楼，就是草地、操场、停车场对吧？
从现在起，可以是这样的：
Apartment的一楼可以开小型超市、便利店、理发店、咖啡厅等，草地和操场可以开farmers market，可以搭棚子卖衣服等。除了商店卖东西，搞健身中心、诊所、艺术培训学校、托儿中心、公益服务中心都是可以的，只是商业的最多只能占200平米，公益的最多占600平米。
每个区域有相应的具体要求，看北约克、士嘉堡、怡陶碧谷和老多伦多的Zoning bylaw。目前整个多伦多市，有500多个Apartment小区，是可以搞的。如果你想做，只要联系管理处向政府申请即可。
哪些生意可以做呢？像麦当劳、肯德基这些肯定不行。只能是社区小生意。下面的生意都可以：
